The Design Process

 
 

Constraints Evaluation

On identifying a suitable site, a more detailed constraint and site evaluation was undertaken in order to ascertain much of the base criteria which would need to be addressed, through the design process.

The issues evaluated included;

  • climate - rainfall, prevailing winds, solar orientation, etc.;
  • topography - access requirements, runoff characteristics, etc.;
  • geotechnical make up;
  • views to and from the site;
  • access points and traffic requirements; and
  • vegetation and site history.

Of even greater importance than site conditions though, was an analysis of the relationship of the proposed development site, to the Village of Eglinton in particular reference to;

  • sense of entry to Eglinton;
  • current township character - visual, behavioural and economic;
  • access ways to and from the site;
  • streetscape, transitioning requirements;
  • urban structure and development pattern;
  • landscape patterns;
  • level of available amenity and more importantly, gaps in local amenity.

During the early stages of this evaluation process it became quickly apparent that the involvement and contribution of the local authorities and towns' people would not only be highly valued, but crucial to the success of creating a truly integrated community proposal.
