The Proposed Village

The Concept

The design concept was one that grew out of a very detailed analysis of the site and its locale by the Andrews Neil Group - far from a fleeting flash of inspiration.

The placement and design of all buildings and the proposed landscape treatment is intended to optimise orientation for solar access whilst screening internal communal courtyards and living areas from prevailing wind conditions.

The open space court yard areas in particular have been designed to provide wind protection by being enclosed on four sides - this also help to reduce the incidence of 'wind tunnel' effect.

Windbreak planting is proposed along Duramana Road which will provide protection to the site from the Westerly winds.

The road pattern upon the site works in conjunction with building design to ensure efficient solar orientation. Where access roads run East West, houses have living spaces grouped toward the house end (North end). Where access roads North South, houses have living spaces grouped toward the side (North side).

The proposed grid road structure not only enhances solar and thermal efficiency but also reflects a natural extension of the existing grid development pattern of both Bathurst and Eglinton.
