The Sense of Place

In an effort to understand and distil the unique essence of Bathurst an analysis of the existing township and surrounding areas was undertaken which considered:

  • town structure and streetscape;
  • architectural styles, building materials and systems;
  • landscape treatments;
  • pattern of land use;
  • visual presence;
  • natural systems and features, and
  • climatic and geographic constraints.

The built form and design of buildings recognises the existing architectural character and streetscape of adjacent residential and the adjoining rural landscape setting. Building forms are single storey apart from the main clubhouse, and adopt simple hip and gable roofs.

The proposed dwellings are single storey with landscaped setbacks to the internal street network, and private open space opening onto and overlooking internal communal open space.

Picket Fences are proposed throughout the site, which reflect the rural setting, and privacy fences between dwellings and the street reflect the style of fences found in the adjacent residential areas of Eglinton.

The masterplan acknowledges the grid structure of the street layout of much of the village of Eglinton, but uses a roundabout on Cox Lane as a device to control traffic and announce the main entry to the site.
